I have another question. Both are parents are deceased. My dad owed a balance on the home. He quick deeded the house in my name but the mortgage was still in his. I didn't want to pay the amount that my parents owed on the house so i had someone do a short sale on it to reduce the amount owed on the property. I couldn't do the short sale because you cant do a short sale on a house that belongs to a relative. In this case i was the daughter. I had my nephew who is the grandson bid on it. We have different last names. He bid half of what was owed on it and i gave him the cash to pay the full amount. The house needed some work. Nothing had been updated. I was told that i had to wait 3 years to transfer the deed back in my name. It has been 4 years. I am now going to have the deed put back in my name. I have my own house with a mortgage. I was thinking about getting a HELOC on my parents home to get it fixed up. However, i dont want to sell it. I was thinking about either doing an Airbnb or using it has a halfway house for people to live in and get money from the government. My nephew has friends who are already doing this and he gets between 4-5k per month. Of course he is responsible for food and items in the home. Any suggestions Jamel?

I have a question because i dont know. Why not use your own money instead of paying someone back interest? I would presume that with all the profits made from the flips that money is regularly available. Am i missing something.

I did my zoom with D'Andre. I did qualify because i make much more then my monthly expenses. I don't want to say how much i make because i don't want to discourage anyone. I believe it is worth finding out and running your numbers. I pulled the trigger on a first lien and i had the lowest interest rate in history 1.75 15 years. I will pay my house off in 5 and save a ton of money. Thank you guys for providing quality information. If it wasn't for this channel , I would have never knew about this form of loan nor understood it. I am only mad that i just learned about it now. If I knew about this 10 years ago I would've owned atleast 4 properties by now. If your not seeking this information you will never find it nor understand it. "Seek and you shall find" is the only reason this came when it came and because of this strategy I will soon become financially independent

Anthony, what happens when bank freezes your HELOC and your can't use it at all and you still are responsible for making the monthly interest payment to the bank yhat froze your line of credit. Now what.

Heloc isn't an asset anyway. Just another loan product, also..a Heloc is not the Ultimate Form of Infinite Banking. Research Infinite Banking for yourself folks.

My experience as an investor has been rough lately, having to bear significant losses while trading myself.

HELOC's seem so confusing. I have my house, which has a mortgage, and I have my mom's house, which is paid off. Should I use my house or the house that is paid off to get a HELOC or does it matter?

I just did my first HELOC. But for some reason the bank is being so slow at getting my checks and card out to me. I want to use it for other things too. I hope to learn MUCH from you All.

I have a 2.875% interest rate on my 30 yr fixed mortgage. I have about 300k worth of equity in my home. I would love to get that money to payoff my wife and my own debt, and use the rest to invest in real estate. I was thinking second lien heloc, but now I’m unsure if we should just go for the first lien. Thoughts?

Just recently took out a $35k 1st lien interest only HELOC on my paid off condo. The Credit Union required me to take a 1st draw of $25k. Isn’t that essentially the same as a loan payment because the bank gets the interest payments first as well?

The principal part of my mortgage is only $125. Bought at 2.875% Just by overpaying the principal every month since our first payment was due we knocked almost 7 years off the life of the loan in 3 years. Each COLA we add another $10 to it. So in 2025 we will pay $50 more on the $125 a month principal.

Probably around 70-80k to remodel

Suppose there was work by a mechanic and no lien was recorded before you bought it. Then they come back and want to record a mechanic’s lien on it but you didn’t have an agreement with the mechanic. What happens? Just saying that often things are done just before selling a house as they want them fixed to get more value and they had procrastinated.
